GTIS Partners LP ("GTIS"), a global real estate investment firm with a focus on residential and industrial/logistics investments, is taking the lead on developing a $27 million, 170,000-square foot warehouse and distribution center site on Cox Road known as Project Nexus. This site is located within a Qualified Opportunity Zone (“QOZ”) in the city of Gastonia. QOZs are undercapitalized areas within the United States that could benefit from targeted economic development and job creation. Project completion is expected by the end of 2026.
Robert McCall, Partner and Head of U.S. Industrial and Brazil Acquisitions for GTIS, said, “We are excited to lead the development in-house at Cox Road in Gaston County, located within an Opportunity Zone in the Charlotte MSA. With excellent access to I-85 less than one mile away, and Charlotte Airport within 14 miles, we expect to attract a diverse user base to the project. We believe the wide range of retail amenities will further benefit users and their employees in this already established location.”
“To have GTIS heading this development, alongside the Economic Development Commission, to find the right tenant for this facility gives me great confidence for future growth in our county,” Chairman of the County Commission, Chad Brown said. He continued, “GTIS’ global experience very much fits with our motto here in Gaston County of ‘Local Strengths, Global Success.’ Gaston County continues to lead the way when it comes to being the place in our region to work, play and stay.”
Richard Franks, City of Gastonia Mayor, stated “We are thrilled for GTIS to invest $27 million in Gastonia. This is a huge win, and we can’t wait to welcome them to the city.”
