Developer breaks ground on Mount Holly medical office park near new CaroMont Health hospital

Regional Developers LLC is leading the development of Gateway Center, a multi-building medical office campus in Mount Holly. A groundbreaking was held for the project on May 4.

Construction is underway on one of the key projects in Mount Holly's South Gateway area.

Last week, Regional Developers LLC broke ground on its Gateway Center project. The 23-acre medical office campus is located just off N.C. Highway 273 near the site of CaroMont Health's new Belmont hospital, which is also under construction. The medical office park's first building will be approximately 62,000 square feet and is expected to deliver in April 2024.

The first building will be anchored by the Carolina Orthopaedic & Sports Medicine Center, the Charlotte Business Journal reported earlier this year. A second, 62,000-square-foot medical office building is being planned as well for Gateway Center, which has land available for a third development phase.

“This groundbreaking of the medical office in Mount Holly and Gaston County represents the beginning of a commitment between Gaston County and Regional Developers LLC to not just the physical health and well-being of Gaston County residents, but the economic health, as well,” said Chad Brown, chairman of the Gaston County Board of Commissioners.

Regional Developers LLC is based in Pineville and is led by Wes Bawab, who is working with Charles Saleh on the project.

Myers & Chapman is leading construction efforts for Gateway Center. McMillan Pazdan Smith Architecture is leading the design for the project. V3 Cos. is the civil engineer, and Johnston Allison & Hord is the legal counsel for the project. The Keith Corp. is handling leasing on behalf of Regional Developers LLC.

Gateway Center is one of several projects to arise recently in Mount Holly's South Gateway area as development momentum builds around CaroMont's new hospital, shifting westward from Charlotte along Interstate 85.

In February, CBJ reported that Davis Moore Healthcare Practice Group is leading the development of Mount Holly Medical Park, a multi-building project in the South Gateway. Last year, Atlanta-based Penler bought a site there to facilitate a multifamily project with over 300 apartments and a waterfront restaurant.
