Lenox Development Group to create 'urban flex space' at new project in Gastonia’s FUSE District

The Hangar 618 project is in one of the buildings at the former Coca-Cola bottling plant site at the FUSE District. Lenox Development Group was tabbed to redevelop the site in 2019, according to The Gaston Gazette. The developer is in the planning stages for a second project at the site, which calls for the redevelopment of the remainder of existing building space there.

“We are excited to have Lenox Development as a partner and for their investment in Gastonia’s FUSE District," said Kristy Crisp, Gastonia's economic development director. "The Hangar 618 project will further the goals for FUSE, which is to be a destination for sports and entertainment.”

That investment has come pouring in. Lansing Melbourne Group has completed its revitalization of the old Trenton Mill building into loft apartments. The Florida-based developer is also planning another residential project at FUSE as part of the next phase of projects there. Charlotte-based Highline Partners is plotting a mixed-use project of its own at the former Central Branch YMCA site at FUSE. Durty Bull Brewing Co. is working on opening a location at FUSE as well.

Vargosko said momentum at FUSE has inspired more confidence in his investment there.

"I saw NoDa in its infancy,” Vargosko said. "I worked in South End in its infancy. And I feel like I'm here (in Gastonia and the FUSE District) in its infancy. I believe that even respecting current economic conditions, I still think that people are moving here and people are going to take advantage of what Gastonia now has to offer. … Gastonia has its own unique identity."

Another project is being teed up at Gastonia's Franklin Urban Sports and Entertainment District.

Cramerton-based Lenox Development Group told the Charlotte Business Journal that it plans to redevelop an approximately 20,000-square-foot existing building at the FUSE District into a commercial project named Hangar 618. The building, which is at 618 W. Franklin Blvd., will be remade into an "urban flex" project, said Eric Vargosko, managing partner at Lenox Development Group.

Vargosko said he planned to file for his permit for the project in the next two weeks, estimating it would take around six months to complete Hangar 618. The total project investment will be around $5 million, Vargosko said.

Hangar 618 will include a cafè and private car collection in one area of the building. Lenox Development Group will be opening a new office in one of the spaces, which is just over 2,400 square feet. With those uses locked in, Hangar 618 is around 60% pre-leased, he said. The remaining spaces can accommodate users between 2,400 and around 7,200 square feet.

"It's an interesting take on urban flex space,” Vargosko said. “Our tenant focus is uses that complement the FUSE District. ... We see this as retail, restaurants, residential."
