Redwood Capital, LLC, has completed a 54,000-square-foot "spec" building in a new 16-acre business park. Redwood Business Park, located at Jenkins Dairy and Fairview Roads, is Redwood Capital’s second project in Gaston County and its third spec building.

Charlie Markey and Mark Surles are partners in the project. The park can be divided into as many as seven two-acre lots, or one business can occupy the entire park, Markey said.

Redwood Capital offers prospective buyers and tenants speculative buildings which are empty shells with flexible space. "We build up to a point, then the user comes in and dictates how we upfit the space," said Markey. "We can cater interior and exterior details to their specific needs, instead of trying to guess what a potential occupant might want."

They can adjust pavement depth, parking lot size, and can add office space on the interior or exterior of the building, contingent on customer needs.

The $1.5 million building is ready for lease or sale, and the rest of the park is available for sub-development. The building is close to I-85, which makes it appealing for companies who need highway transportation.

Markey and Surles partnered with the city and county to get water and sewer to the park. "Their assistance allowed us to move forward with the project," said Markey. The partners also widened Jenkins Dairy Road and put in sidewalks.

Redwood Capital was very successful with its first Gaston County project in Delta Business Park, located off I-85 on NC 274. They sold one speculative building and are leasing another.
